What Does It Mean to Be Your Own General Contractor?

On most custom home builds, you hire a general contractor who manages the whole project and bills you accordingly. That fee is usually built into every phase of the job, not listed as a single line item, which makes it easy to miss just how much of your budget is going toward markup rather than materials and labor.

Being your own GC means you hold that role instead. You're the one on the building permit. You make the final call on subcontractors, materials, and scheduling. And because you're paying subcontractors and suppliers directly rather than paying them through a contractor who marks up every invoice, more of your budget goes into the actual house.

The Part Nobody Tells You

Here's the catch: most people who could save money this way never do, because they don't know where to start. Which subcontractors do you call, and in what order? When do inspections need to happen? How far ahead do you need to schedule the framing crew before the concrete even cures? Where do you actually buy materials at a fair price?

Get any of that wrong and you're not saving money anymore. You're paying for delays, redoing work, or paying retail for materials a builder would've gotten at a real discount.

Where Restore Construction Fits In

That's the gap we fill. You stay the general contractor of record and keep the financial advantage that comes with it, but you're not figuring it out alone. We handle the coordination: permits and paperwork, scheduling and sequencing subcontractors, our network of trusted local trades, material sourcing, inspections, and troubleshooting when something comes up mid-project, which it always does on some level.

You still make the decisions. You still see exactly where your money is going. We just make sure the process actually moves, in the right order, without you having to learn general contracting from scratch under pressure.

Is This Right for You?

It's not the only way we build. Some clients prefer a more traditional, fully hands-off build, and we do that too. But if you want more control over your budget and your decisions, and you're willing to be involved, Be Your Own GC is usually where the real savings are.
