8 Questions to Ask Before Hiring a Custom Home Builder

A custom home is one of the biggest purchases most people ever make, and the builder you choose has more influence over how that goes than almost anything else. These are the questions worth asking before you sign anything, and why the answers matter more than they might seem to at first.

1. Who is actually on site during construction?

Some builders sell the job, then hand it off to a rotating cast of project managers and subs you've never met. Ask who you'll actually be talking to once the contract is signed, and whether that's the same person from the first meeting to the final walkthrough.

2. How is pricing structured, and what happens to savings?

Ask whether your builder marks up every subcontractor invoice and material purchase, and by how much. If they can't give you a straight answer, that's worth noting. Ask specifically what happens if something comes in under budget: does that savings come back to you, or does it just pad the margin?

3. Who handles permits, and when do they get pulled?

Permit timing affects your whole schedule. A builder who can't clearly explain what permits your project needs and when they get filed is a builder who hasn't done this enough times to have it memorized.

4. How far in advance are subcontractors scheduled?

Framing crews, electricians, and plumbers all get booked out. A builder with real local trade relationships can move your project through in a predictable sequence. One without those relationships is scrambling to find available subs as each phase comes up, which is where timelines fall apart.

5. What happens when something goes wrong?

Something always comes up on a build: a material delay, a site condition nobody expected, a sub who doesn't show. Ask how the builder typically handles it, and ask for a real example, not a hypothetical.

6. How involved will I be in finish selections?

Flooring, cabinets, lighting, hardware. This is where a lot of the personality of the house gets decided, and where budgets can balloon fast if nobody's giving you honest guidance on where to spend and where to save.

7. Can I talk to recent clients, not just their favorite one from five years ago?

Ask for a couple of recent references, ideally from projects finished in the last year. A builder who's proud of current work will hand these over without hesitation.

8. What does the process look like from contract to Certificate of Occupancy?

If a builder can't walk you through the general order of operations, from site prep through final inspections, that's a sign the process isn't as organized as it needs to be for a project this size.
